La dimension environnementale est \u00e9galement centrale, \u00e0 la fois pour la contribution \u00e0 la transition climatique \u2013 att\u00e9nuation comme adaptation -, et pour l\u2019acc\u00e8s \u00e0 une \u00e9nergie abordable. Les scandales de type ORPEA obligent enfin \u00e0 davantage de prise en compte de la dignit\u00e9 des b\u00e9n\u00e9ficiaires de structures param\u00e9dicales et les fonds similaires sont d\u00e9sormais compar\u00e9s et mesur\u00e9s sur cette dimension<\/p>\n<h2 class=\"uppercase\" style=\"text-align: left\">LE D\u00e9FI<\/h2>\n<p>PERIAL AM g\u00e8re un fonds immobilier article 8 avec un portefeuille d\u2019actifs exclusivement d\u00e9di\u00e9 \u00e0 la sant\u00e9 (cliniques, EHPAD..) et \u00e0 l\u2019h\u00f4tellerie. Au regard des \u00e9volutions r\u00e9centes, celui-ci a souhait\u00e9 renforcer sa compr\u00e9hension des risques ESG, avec une attention toute particuli\u00e8re port\u00e9e sur les risques sociaux. L\u2019objectif est triple :<\/p>\n<ul>\n<li>Cartographier et ma\u00eetriser ses risques sociaux (et ce en tenant compte de la diversit\u00e9 des actifs et des g\u00e9ographies) ;<\/li>\n<li>D\u00e9finir des indicateurs de performance permettant de suivre des trajectoires d\u2019am\u00e9lioration par actifs et au niveau fonds ;<\/li>\n<li>Mettre en place ses process et proc\u00e9dures en vue du projet de labellisation ISR pr\u00e9vu. <\/li>\n<\/ul>\n<p>Ksapa a accompagn\u00e9 l\u2019\u00e9quipe gestionnaire du fonds et la direction RSE &amp; Innovation dans la meilleure ma\u00eetrise des risques sociaux au travers de l\u2019identification des objectifs et indicateurs pertinents permettant de porter la d\u00e9marche de ma\u00eetrise des risques sociaux du fonds. Le bon d\u00e9roul\u00e9 du projet s\u2019est fait via une lecture fine des strat\u00e9gies, r\u00f4les et responsabilit\u00e9s de chacun afin de&nbsp;:<\/p>\n<ul>\n<li>Limiter les risques sociaux dans la gestion des actifs tout en&nbsp;;<\/li>\n<li>Respectant les limites de chacun, et ne pas demander au client d\u2019aller au-del\u00e0 de son r\u00f4le d\u2019investisseur.<\/li>\n<\/ul>\n<p>Ce travail, tr\u00e8s op\u00e9rationnel dans une logique d\u2019y assurer la bonne int\u00e9gration des actifs d\u00e9j\u00e0 dans le portefeuille, s\u2019est d\u00e9roul\u00e9 autour de deux moments clefs&nbsp;:<\/p>\n<ol>\n<li>Exploration des donn\u00e9es disponibles des actifs autour des enjeux sociaux suite \u00e0 la priorisation des risques sociaux mat\u00e9riels et transverses notamment \u2013 incluant entre autres les questions de dignit\u00e9 et de qualit\u00e9 sociale de l\u2019h\u00e9bergement&nbsp;;<\/li>\n<li>Sur la base de la donn\u00e9e collect\u00e9e, identification des indicateurs et mise en forme d\u2019une grille de performance sociale \u2013 tenant compte des consid\u00e9rations des actifs et des parties prenantes associ\u00e9es au projet.<\/li>\n<\/ol>\n<p>Ce travail en deux \u00e9tapes a permis aux \u00e9quipes d\u2019asset et de property management d\u2019acc\u00e9der \u00e0 des m\u00e9thodologies et de l\u2019expertise qui sera directement transf\u00e9rable sur le d\u00e9ploiement de ce programme, autant que sur d\u2019autres fonds et autres r\u00e9flexions internes par la suite.<\/p>\n\t<div id=\"gap-1048896747\" class=\"gap-element clearfix\" style=\"display:block; height:auto;\">\n\t\t\n<style>\n#gap-1048896747 {\n  padding-top: 30px;\n}\n<\/style>\n\t<\/div>\n\t\n\n<h1><span style=\"font-size: 23.04px;text-transform: uppercase\" data-text-color=\"primary\">LES R\u00e9SULTATS ET PROCHAINES \u00e9TAPES<\/span><\/h1>\n<p>La m\u00e9thodologie de travail propos\u00e9e permet au fonds de s\u2019aligner avec les attendus r\u00e9glementaires SFDR d\u2019un fonds article 8, aux \u00e9quipes gestionnaires de ne pas \u00eatre prises en d\u00e9faut sur les risques sociaux, d\u2019identifier les PAI (principal adverse impacts) li\u00e9s aux enjeux droits humains dans leur univers d\u2019investissement et de renforcer leur capacit\u00e9 \u00e0 r\u00e9duire les risques sociaux.<\/p>\n<p>La d\u00e9finition des indicateurs sociaux, du d\u00e9veloppement d\u2019une grille de performance sociale propre aux risques sociaux mat\u00e9riels permettant \u00e0 la fois de suivre la trajectoire sociale d\u2019un actif (sur 100) et du fonds a permis d\u2019\u00e9tablir une ambition d\u2019\u00e9volution de performance sociale du fonds \u00e0 2030.<\/p>\n<p>Ce travail collaboratif a permis de cr\u00e9er de l\u2019alignement dans l\u2019importance \u00e0 regarder ces sujets, non seulement dans le cadre d\u2019un exercice de conformit\u00e9 mais au-del\u00e0. &nbsp;<\/p>\n<p>&nbsp;<\/p>\n<div class=\"text-center\"><div class=\"is-divider divider clearfix\" ><\/div><\/div>\n\n<div class=\"row row-collapse row-full-width align-middle\"  id=\"row-2030224668\">\n\n\n\t<div id=\"col-1722801475\" class=\"col medium-6 small-12 large-6\"  >\n\t\t\t\t<div class=\"col-inner\" style=\"max-width:520px;\" >\n\t\t\t\n\t\t\t\n\n<p>Le Groupe PERIAL est un groupe ind\u00e9pendant, pure player de l\u2019immobilier depuis plus de 55 ans.
